We are a midsize Real Estate company with an independent Property Management Office. Where others employ Realtors to manage your home, we do not. Our commitment to you or your property is that you will not get lost in the midst of a large company with dozens of agents. Your investment will get the attention it deserves. Whether you are around the corner or on the other side of the globe, your residential properties in the Tampa, Brandon, Valrico, New Tampa, Temple Terrace, Apollo Beach, Riverview, Lutz, Seffner, Dover, and surrounding Tampa bay areas will be taken care of! The following are just some of the many things we do for you as your property manager: MARKETING - We install a sign and a lockbox on your property within 24 hours of signing our management contract. We don’t just put your home on the Multiple Listing Service (MLS) and hope for the best….although this computer data base does reach over 20,000 licensed Realtors who may assist us in renting your home. Your home IS listed in MLS but also on our family of over 40 different websites and search engines within 48 hours. SCREENING - All potential tenants are thoroughly screened through SARMA, which retrieves credit history and worthiness, criminal background INCLUDING the sexual predator database, national eviction reports, tenant performance reports, public records, small claim judgments, and collection referrals. Previous residence screening includes talking to the previous Landlords and asking them 5 basic questions: (1) have they given 30 days notice, (2) was their rent paid on time, (3) was the property maintained in good condition, (4) did you withhold any portion of their security deposit and why (5) would you rent to them again? LEASES - When application is approved, we execute an Attorney provided lease that is tailored to your specifications and property, not a fill-in-the-blank agreement. This ensures legal sufficiency and protects you and your property should any problems arise. INSPECTIONS – We inspect, photograph, and/or video your property prior to tenant move in. We also walk the property with the tenant and complete a Move In Inspection Form. This multiple page document is their base-line on the condition of the property. We also inspect the property periodically to ensure standards are maintained, and that the tenant is not having any problems. Upon move-out we reference this documentation during our final walk-thru, if there is a discrepancy that is not on the move-in form, it is the tenant’s responsibility to correct it or we will have it done and deduct the expense from the security deposit (normal wear-and-tear accepted). RENT COLLECTION - We collect all rents for our clients and disburse the proceeds in a variety of ways. FUNDS – All tenant rents and security deposits are held in and distributed from our non-interest bearing checking accounts at Bank of America. NOTICES - We do not tolerate the late payment of rent. We are careful to explain this policy to new residents in order to avoid any misunderstandings that might arise later. You can expect that we will make every effort to collect rents timely and when due on the 1st of the month. We will deliver 3 Day & 7 Day Notices when required at no extra charge! RECORDS - Our rental management software maintains detailed and accurate records of all income and expenses pertaining to your property. You also have the ability to track your account in "real time" with our online access portal. We also provide an end of year summary along with your 1099Misc. MAINTENANCE - We take care of all the repairs that are necessary on your property, both small and large, and deduct that amount of repairs from the monthly rent. You don’t have to worry about those things, because you’ve hired us to handle them for you. We have put together a team of maintenance companies over the years that are honest, reliable, and professional. If those personal traits change, we change companies. UTILITIES - One less headache for you. Once we take over your property you can sit back and relax, we will have the bills sent to us and we will pay them out of your reserve account. Once a tenant is secured we will contact the utility company and have the utilities taken out of your name. FEES - While most companies tell you "No Up Front Fees!!!" They usually charge you at least 50% of the 1st month's rent, which could be as high as $700.00. We don't do that. Our set up fee is $400.00 up front (if you mention this page we will give you 50% off the set up fee). Leasing Fee: This pays for marketing, tenant screening, lease preparation, etc Management Fee: This covers rent collection and distribution, coordination of maintenance, tenant relations, etc 10% of rental price If more or less services are required we can accommodate and adjust the fees based on your specific needs. We pledge to communicate honestly and deal fairly with both you and the tenants to ensure the property is managed effectively in turn maintaining and increasing your property’s value. |
